他人の土地を特定の目的（通路や配管など）で利用することを認める法的権利。

『地役権』は不動産や法律用語で使われる形式的な表現です。『right of way』のような通行権やインフラのためによく使います。『賃貸』『使用許可』とは異なり、恒久的または一時的な場合があります。
